What we install
Three shingle lines, two metal options, one tile option, plus the underlayment, flashing, and ventilation most quotes quietly leave out.
Asphalt shingle (80% of what we install)
- GAF Timberline HDZ, our default. 30-year architectural shingle, wind-rated to 130 mph, StainGuard Plus algae protection.
- GAF Timberline AS II, Class-4 impact rated. Costs 12–18% more up front but often pays back through a 20–30% insurance discount in Colorado.
- CertainTeed Landmark Pro, similar performance, different color palette.
- Owens Corning Duration, if you've had one of their roofs before and want to stay in family.
Metal
- Standing-seam aluminum or steel, 40–50 year lifespan. Best for snow shed in higher elevations, also one of the only options that satisfies strict HOA aesthetic boards in Monument.
- Metal shingle, looks like slate or wood shake from 20 feet away. Higher cost, longer lifespan than asphalt.
Tile
- Concrete or clay tile, common in some neighborhoods west of I-25 with Mediterranean-style homes. Long-lived but requires careful structural assessment before replacement.
A realistic timeline
For a typical 2,500 sq ft single-story home with asphalt shingle:
- Day 1: Material delivery (early AM). Full tear-off, deck inspection, ice-and-water shield, underlayment.
- Day 2: Shingle installation, flashing, ridge vent, penetration boots.
- Day 3 (half day): Cleanup, magnetic sweep of yard and driveway, walk-through with you.
Two-story homes and steeper pitches sometimes add a day. We give you the realistic window when we write the estimate, not the optimistic one.
What we don't do on residential
- Roof-over. Layering new shingles on top of old ones. It's cheaper on paper and always regretted later.
- Partial flashing replacement. If we're putting down new shingles, the flashing under them is also new.
- Door-to-door sales after hail. If we're in your neighborhood, it's because someone called us. Not the reverse.
- Storm-chasing pricing. Our prices don't go up after a hailstorm. The crews and suppliers are the same; the math is the same.
Price range
Residential asphalt shingle replacements typically run $8,500–$22,000 for a single-family home in the Springs, depending on square footage, pitch, number of penetrations, and shingle grade. Insurance-claim jobs usually cost the homeowner only their deductible.
