Systems we install

TPO (thermoplastic polyolefin)

The most common commercial roofing material in the Springs. White reflective membrane, 60-mil standard, 20–30 year life. Great for warehouses, retail, and any flat or low-slope roof. We heat-weld every seam; mechanically-fastened is available but we prefer fully-adhered for wind-prone locations above 6,500 ft.

EPDM (rubber)

Black synthetic rubber, very durable, 40-year proven track record. Best for buildings that don't need reflective properties and where the budget-to-lifespan ratio is paramount. We install in full sheets up to 50'×100' to minimize seams.

PVC

Similar to TPO but with chemical resistance, the right call for restaurants (grease exhaust), hospitals (disinfectants), or anywhere an industrial process might reach the roof. Heat-welded seams, 30-year typical life.

Modified bitumen

Two-ply or three-ply asphalt-based system with a granulated cap sheet. Still the right answer on older buildings with built-up roof systems. We torch-down in accordance with fire codes and NFPA standards.

Standing-seam metal

For pitched commercial roofs and premium projects. 40–60 year life. Higher install cost, but you won't replace it in your operational lifetime.

How we work with building owners and property managers

  • Phased installation. We section the roof into zones and install during business hours when possible, after-hours when not.
  • Daily clean-up. No debris sitting in your parking lot overnight. No blocked fire lanes. No tenant complaints about trash at the dumpster enclosure.
  • Coordination with HVAC. We work with your HVAC contractor on curb-mounted units, reseating them on new flashing and insulation without damaging connections.
  • Tenant notice. We'll draft the tenant-notification email if you'd like, covers schedule, expected noise, access, and whom to call if there's an issue.
  • Weekly progress reports. Photos, completed square footage, upcoming phase. One email per week. You're never guessing where we are.
  • Permit & inspection handling. We pull permits, coordinate with Colorado Springs building department, and meet inspectors. You just sign the completion certificate.

Bonding and insurance

For commercial work we carry:

  • $5M commercial general liability
  • $1M auto liability
  • Colorado workers' comp (mandatory, but we mention it because some competitors aren't fully covered)
  • Performance and payment bonds up to $2M per project available

We provide certificates of insurance naming your LLC or management company as additional insured before any crew arrives on-site. This is table stakes for commercial work, ask every bidder for the same.

What a typical commercial re-roof looks like

For a 20,000 sq ft single-story commercial building on TPO:

  1. Week 1: Site setup, crane positioning (if needed), deck inspection, insulation removal in the first zone.
  2. Weeks 2–3: New insulation, cover board, TPO membrane, all flashing, penetrations, and curbs in the first half of the building.
  3. Weeks 4–5: Second half. Final walkaround with the building manager.
  4. Day 28–35: Punch list, warranty paperwork, final inspection.

Larger buildings (50,000–100,000 sq ft) scale roughly linearly. We provide a Gantt-style schedule with the estimate so you can plan tenant communications.
