Most of our work in the Valley falls into three buckets, and each one has a geographic pattern.
Hard-water mineral buildup
SLC averages 18–22 grains per gallon. Water heaters fail at 8–10 years instead of the rated 12–15. Softener installation is one of our most common upgrades.
Pre-1980 freeze-prone homes
Older Avenues, Sugar House, Rose Park, Bountiful homes often have supply lines on exterior walls. Every January and February we run emergency thaws, and re-routes after the second time it happens.
2000s suburb tract homes
Sandy, Draper, Lehi, West Jordan. PEX is fine; failure points are usually water heaters and disposals at the same age. We track failure cohorts by neighborhood.
