The information on this site is provided to help you decide if Alpine is the right inspection firm for you. Prices listed on the site are typical ranges drawn from completed work; the actual price for your inspection is what we quote you on the phone or in writing before booking, and it's binding once you book.
Service descriptions on the site reflect the standard scope of an Alpine inspection but the actual scope of your inspection is governed by the engagement agreement you sign before we begin.
What an inspection is, and what it isn't.
A home inspection is a visual, non-invasive evaluation of accessible systems and components on the day of the inspection. It is not:
- A guarantee that the home is free of defects.
- A code-compliance audit (we note code-related concerns but we are not a building official).
- A warranty against future failures.
- An environmental assessment beyond the radon and water tests we explicitly offer.
- A structural engineering report (we recommend consulting a licensed PE for structural concerns we identify).
Our written report is the deliverable. Verbal opinions during or after the inspection are best-effort but only the report binds us professionally.
The report is for the buyer who paid for it.
The inspection report is licensed for use by the client who commissioned it (typically the buyer). It can be shared with the buyer's agent, lender, attorney, and immediate family. It cannot be sold or republished, and it cannot be relied on by subsequent buyers in a future transaction without a re-inspection (homes change).
Capped at the inspection fee.
Alpine carries $2M errors-and-omissions insurance and $1M general liability. To the extent allowed by Colorado law, our liability for any claim related to an inspection is limited to the fee paid for that inspection. This limitation is reflected in the engagement agreement and is the standard for the home-inspection industry.

These terms are governed by the laws of the State of Colorado. Disputes are venued in El Paso County.
