Full residential inspection

The standard InterNACHI-scoped inspection, done slowly. 3–4 hours on-site depending on home size. Roof walked when safe, attic entered, crawl space crawled, every accessible outlet tested, every major appliance cycled.

§ 01.02

Pre-listing inspection

Same scope as the full residential inspection, priced the same, timed to help sellers fix things before offers arrive. Comes with a seller-facing summary that separates "must fix" from "disclose as-is" so you know where to spend.

Typical ROI Sellers who pre-inspect close ~8 days faster and avoid an average $3,400 in buyer-requested concessions. That's industry data, not marketing.
§ 01.03

New-construction / one-year warranty inspection

Before your builder's one-year warranty expires, we inspect for settling cracks, HVAC commissioning issues, plumbing fixture drift, and workmanship that's come loose. Report formatted for easy submission to the builder's warranty desk.

When to book Two months before your 1-year warranty anniversary. Leaves time for the builder to respond without rushing you.

§ 02.01 · Sewer scope

Sewer-line camera inspection

HD camera run from the cleanout through the main to the city tap. Detects bellied lines, offset joints, root intrusion, and collapsed clay pipe, all big-ticket repairs nobody wants to find at move-in.

§ 02.02 · Radon

Radon 48-hour test

EPA-protocol continuous radon monitor placed for a full 48 hours with chain-of-custody. Colorado is in the EPA's highest-risk zone; mitigation is cheap, regret is expensive.

§ 02.03 · Infrared

Infrared / thermal scan

FLIR thermal imaging of the envelope, mechanical systems, and any suspicious wet areas. Finds insulation voids, plumbing leaks hidden behind walls, and electrical components running hot.

§ 02.04 · Water quality

Water quality testing

Lab-processed water testing for wells and municipal supply. Bacteria, nitrates, lead, arsenic, heavy metals, hardness, pH. Required by some lenders on well-water properties.

§ 03How we report

The report is the product. Everything else is just time on site.

A great inspection with a bad report is useless. A mediocre inspection with a great report at least lets the next person understand the state of the home. We try to do both.
